City & Beach Cluster: Harmonized Listing Content, Rules, House Manual & Guest Communication

How this document is built: every house keeps its own facts (address, bin days, bed count, smart lock links) — nothing here invents amenities. What's been harmonized is the voice and the structure, so a guest moving between the Wix site and any Airbnb listing recognizes the same host, the same values, and the same standard of honesty. The through-line across all six: self check-in is framed as a deliberate design choice (arrival on the guest's terms), not an absence of host; rules are stated plainly and once; and nothing in "Your Property" oversells what "Other details to note" then has to walk back.
Shared brand principles applied throughout:
Independence, not absence. Smart lock and remote hosting = freedom for the guest, not a shortcut for the host. Every "Interaction with Guests" section says this explicitly.
Honesty in every detail. Quirks (steep stairs, shared walls, no lift) are stated in "Your Property" or "Other details," never buried only in rules.
Rooted, not generic. Neighbourhood context sells the stay, not just square metres.
One rules architecture, six houses. Same section order everywhere: The Obvious → Checking Out → Local Laws → Car Parking (where relevant) → Post/Address → Long Stays → Pets → Pool Safety (where relevant) → Garden/Pool Maintenance (where relevant) → Insect & Wildlife.
